Here at Lynda Paine Lettings we pride ourselves in going that “one step further”. With combined experience of over 30 years we know our market well and we are fully trained to manage ALL aspects of letting your property, ensuring that you and your most valuable asset are always in safe hands. The environment is a subject that is close to our hearts and we now have two eco friendly cars, a Smart car and a Toyota Prius, we have also changed our paper and envelopes to recycled products and try to use email more than post where possible.

Safety First
Gas Safety Certificates are a legal requirement and must be carried out by a Corgi registered tradesman on an annual basis, a new certificate may also be required if major development work has been carried out on the property. Our staff will be happy to advise on current legislation.
Tenancy Deposits
As Members of NALS, the National Approved Letting Scheme you and your tenants money are safe in our hands. All of our client monies are fully insured and held in accordance with the scheme rules and regulations. We are an approved agent for tenancy deposit registration, with TDS ensuring tenancy deposits are administered fairly and held in designated client accounts.

Rent Insurance
Rent insurance gives you valuable protection when letting your property. It provides re-assurance that in the unlikely event we are unable to collect the rent payment, we have the back up of a reputable insurance company who will provide professional assistance and minimise the stress involved in the pursuit of unpaid rent and possession claims. Rent payments can be fully insured at very competitive rates with zero excess. Please ask our staff for full details of cover available to you.
Full Management Service
Designed to give you complete peace of mind and “trouble free letting”.
Advertising and marketing using local advertising and internet based sites such as Right Move and Find a Property.
● Applicant matching meeting your criteria with Professional Tenant referencing.
● Arrange full Inventory and Schedule of Condition to be carried out. *
● Shorthold Tenancy Agreements prepared and Tenants Deposit registered with TDS.
● Collection and payment of rent receipts using BACS, forwarding a monthly statement via e-mail (post if preferred).
● Arranging minor running repairs to the property which fall within the spend limit set.
● Regular inspections of the property with full written details of maintenance or issues arising from our visit.
● Setting up of utility accounts using Spark Energy (details on request).
● Monitoring and arranging of all Safety Certificates required such as Annual Gas Safety.
● Monitoring and arranging of Tenancy renewals for further fixed terms. *
● Issuing of Section 21 notice requiring vacant possession when appropriate.
● Upon request provide full details of account information for end of year accounts.

● Collection of first month’s rent and Deposit and setting up standing order from Tenants bank account.
● Forward initial rent payment with full statement and copy of Tenancy Agreement.
● Register Tenants deposit with TDS, issue Certificate (tenants deposits can be released to landlords once the certificate number has been provided should they wish to register themselves).
● Monitoring and arranging Tenancy renewals for further fixed terms. *
● Issuing of Section 21 notice requiring vacant possession when appropriate. *
